Family Office Simulator is a strategy and management sim about turning capital into an institution.

Source commercial real estate, evaluate financing, negotiate terms, operate what you own, manage liquidity and debt, hire staff, and build the structures needed to carry a family office beyond one founder.

Acquire with consequences

Source deals through AcrePilot and evaluate asking price, cap rate, NOI, cash to close, debt service, leverage and lender constraints before you commit. Negotiate with sellers, choose how to finance the acquisition, and live with the capital structure you create.

Operate what you own

Acquiring the property is only the beginning. Manage multifamily, storage and single-tenant NNN assets through changing occupancy, signed rents, expenses, debt and market conditions. Handle vacancies, rent rolls, Unit Turns, refinancing, sales and the operating decisions that determine what each asset actually produces.

Build the office

A growing portfolio eventually needs more than one person behind the desk. Hire staff, manage payroll and capacity, and decide when bringing work in-house makes more sense than paying an outside provider.

Run the institution

Work through a desktop of Banking, Mail, Property Management, Accounting, Brokerage, HR and other family-office applications. Track cash flow, debt, payroll, taxes, reserves and obligations while advancing month by month through changing markets and financial decisions.

As the office matures, trusts, philanthropy, governance and succession become part of the job. The goal is not simply to make the number bigger. It is to build an institution capable of operating through changing markets and generations.

The core simulation is playable now and continues to be expanded and refined through player feedback, with ongoing work focused on clarity, progression, balance, reporting and long-term family-office management.
